Required Documents

Almost every mortgage lender requires that you provide the following documents in order to obtain a new mortgage loan:

You are likely to need Employment Information

  • Income tax returns for the past 2 years (all pages, all schedules)
  • W-2 forms and/or 1099's for the past 2 years
  • 2 most recent pay stubs

Assets & Obligations Information

  • 2 months full bank statements
  • A recent mortgage statement

Insurance Information

  • Homeowners insurance declarations page


The following documentation is also generally required for these situations and types of transactions:


For a Purchase:

  • Realtor contact information (if applicable, we have a network of approved Realtors that we work with that we can refer you to)
  • If you are currently renting….either 12 months canceled rent checks or the name and address of your current landlord


For a VA Loan:

  • DD Form 214


If you are divorced (Only applicable if there are child support/alimony payments being included on your application, or debt/assets that were awarded tot he other party that is being omitted from your application):

  • A copy of the filed divorce decree


If you are a business owner:

  • If self-employed through a corporation and you receive a K-1 at the end of the year, last two years corporate returns are typically required
